The Home Condition Report has been developed by the Royal Institution of Chartered Surveyors (RICS) to provide a succinct overview of a residential property. It is designed for a surveyor to carry out a relatively short, surface-level inspection of a building and highlight any areas of significant concern in their report.
This will not include the cause of defects or advice about how they might be resolved. Should a structural problem be discovered, a separate, specific report is recommended for a further overall investigation. Typically the lowest priced of the surveys, it is aimed at conventional properties and newer homes.
We have years of experience in delivering RICS Condition Reports to clients Based upon the experience we have gained to date, we recommend these surveys to a wide range of properties. If you may be looking to buy a home that seems to be in a good state of repair, a full RICS Condition Report is ideal for raising any concerns before you exchange contracts.
These reports all come complete with condition ratings. In a colour coded format, Condition Rating 1 (Green) entails repair is currently needed. Condition Rating 2 (Orange) – will highlight defects that need repairing or replacing but are not considered to be either serious or urgent. Condition Rating 3 (Red) will highlight specific defects that are serious and/or need to be repaired, replaced or investigated urgently.
